Published: 14/06/2021Should we be worried about Amazon's rapid warehouse growth as it quietly acquired more than 3m sq ft of space last month.
In a recent Article, CoStar reported that Amazon has been linked to 7.5m sq ft of warehouse space already in 2021. This is in addition to the 5.6m sq ft of warehouse space it acquired in the first half of 2020 and an estimated 12m sq ft of warehouse space leased in the whole of last year. This figure represents a staggering 25% of all big box warehouse transaction in the UK market.
Amazon's monumental property acquisition drive has happened in the last 18 month's completely under the radar with landlord's reporting major letting to "a global online group" as opposed Amazon by name
In the last few months, according to CoStar, Amazon are understood to have acquired or completed letting of 205,000 sq ft in Gloucester; 316,000 sq.ft in Avonmouth, Bristol; 500,000 sq ft in Wakefield; 150,000 sq.ft in Leicestershire; 150,000 sq ft in Medway, Kent; 170,000 sq ft in Milton Keynes and 150,000 sq ft in Bolton. They have also been linked to mega deals in the Tees Valley and Basingstoke amongst others.
It is interesting to note that Amazon's relentless and rapid growth is not restricted to massive distribution hubs as the companies strategy moves to relatively smaller and more local warehouse distribution centres covering multiple centres across a region.
What is clear, Amazon's growth is continuing to accelerate throughout the UK.
